What happens during the evaluation

  • Conversation first. What you have noticed, when it started, whether it has changed seasonally, and any history of plumbing leaks, remodeling or previous repair.
  • Interior walk and elevation readings. Measurements taken across the floor to map how the structure sits — where it is high, where it is low, and how large the differential is.
  • Crack and symptom documentation. Locations, patterns and widths of interior and exterior cracking, door and window alignment, and separation at trim and masonry.
  • Exterior and drainage review. Grading, downspouts, irrigation, tree proximity, low spots, and any evidence of water reaching the foundation.
  • Crawl space review where applicable. On pier-and-beam homes, condition of piers, beams, joists, shims, ventilation and moisture.

What an evaluation is not
