A floor that slopes, dips or bounces is often the first symptom homeowners actually feel — and the cause differs completely between slab and pier-and-beam homes.

Three different sensations, three different causes

Homeowners describe uneven floors in ways that are diagnostically useful once you separate them:

  • Slope — a consistent tilt across a room or the whole house. Usually elevation change in the foundation itself.
  • Dip or sag — a localized low area, often in the middle of a room or along one line. Common in framing over crawl spaces, or interior slab dishing.
  • Bounce — deflection when you walk. A stiffness issue in floor framing, not a foundation elevation issue.

People notice these in ordinary ways: a marble rolling toward a wall, a rocking dining table, a vacuum that drifts, or new flooring installers pointing out how much shimming the job needs.

On slab foundations

Slab homes develop floor slope when a section of the slab drops or lifts. A perimeter drop tilts rooms toward an exterior wall; interior dishing produces a broad low area toward the center; heave produces a high area with cracks pointing away from it.

On pier-and-beam foundations

Crawl space homes give much more localized symptoms because each support acts independently. A settled pier, a crushed shim, a sagging beam or a rotted joist end shows up as a specific low spot or soft area, often right above the failure.

Measuring instead of guessing

Elevation readings turn a subjective feeling into a map. They show where the high and low points are, how large the differential is, and whether the shape matches settlement, heave or framing failure. That map determines the repair, and it is the core of a free foundation evaluation.

One practical note for anyone about to install new flooring: measure first. Locking a slope into new tile or hardwood makes later correction considerably more expensive.

How much slope in a floor is too much?
There is no single threshold that applies to every house. What matters is the pattern and whether it is changing: a gradual, long-standing slope in a 1950s home is a different situation from a half inch that appeared over two summers.
Why does my floor feel bouncy?
Bounce is a stiffness problem, usually in floor framing rather than the foundation — long joist spans, a failed support, or damaged framing over a crawl space. Slab homes do not bounce.
Can I just level the floor with self-leveling compound?
Only if the structure below is stable. Pouring compound over an actively settling slab hides the symptom, adds weight, and makes future measurement harder.
