Common Foundation Problems in Austin

Homeowners rarely start by searching for "underpinning." They start with a door that will not latch, a crack that appeared above a window, or a floor that suddenly feels tilted when they put down a new rug. Each of those has a range of possible explanations — some structural, some not.

The pages below take each sign in turn: what causes it, when it is ordinary, and when it is worth a measured evaluation. Nothing here diagnoses your house. It gives you a much better sense of whether the thing you are looking at deserves a phone call.

Individual signs are weak evidence; patterns are strong evidence. A few combinations that commonly point somewhere specific:

• Exterior stair-step cracking plus a sticking door on the same wall — often differential movement along that side of the house.
• Interior floor sloping toward one corner with cracks radiating from that corner — consistent with settlement at the corner.
• A hump in the middle of a floor with cracks pointing outward — can indicate heave, sometimes with a moisture source beneath the slab.
• Bouncy floors over a crawl space with no exterior cracking — usually framing rather than the foundation itself; see pier-and-beam repair.
• Symptoms that worsen every August and ease by winter — seasonal soil moisture cycling, common in clay-influenced areas of the metro.
