Our service area runs from the northern suburbs along the I-35 and 183 corridors down through Austin itself and into the southern edge of the metro, plus the eastern communities where soil movement is a frequent concern. That footprint spans a genuine range of conditions: century-old pier-and-beam homes in central neighborhoods, 1970s and 1980s slab construction across the inner suburbs, and subdivisions finished in the last few years on graded lots.

Housing age matters as much as geography. A 1960s slab, a 1990s slab and a 2021 slab were built to different standards, sit on differently prepared pads, and fail in different ways.

Why location changes the diagnosis

The most useful local fact about foundation work here: the Austin area is not geologically uniform. East and northeast communities are more commonly associated with clay-related soil movement. Western and northwestern areas involve more limestone influence, slope and engineered fill. Southern communities along the corridor sit somewhere between the two.

That does not mean an address determines a diagnosis — drainage, plumbing, trees and construction quality vary house by house.
